139 Tuxedo Update

Dear Future Residents,

Welcome to your latest update for 139 Tuxedo. I hope everyone has been enjoying the beautiful weather we have had lately. I am please to inform you that all stairs have been placed in the stairwells. The steel beams, exterior structural walls and the floor joists on the 2ndfloor are now complete. The 2ndfloor terraces are currently being poured and will be completed by month end. Once the terraces are complete, the 3rdfloor structural walls will be prepped and begin to be erected. We are currently prepping the parkade floor to pour concrete. Electrical and plumbing work has begun in the parkade.

We are currently undergoing our final review meetings with each unit. The 2ndfloor unit reviews are now complete and we have met with approximately 50% of the 3rdfloor units. The 3rdfloor meetings should be scheduled and completed in the next 2 weeks. We would like to remind everyone to please bring all contracts, invoices and documents relating to your unit and upgrades to ensure all details are documented during your review.

We have received the majority of sign offs from Interior Illusions and from our independent suppliers. However, there are still a few units that are outstanding. We ask everyone who is still working to wrap up the last few items to do so as soon as possible. If you are unable to sign off by your final review, we will be unable to implement those changes and will revert back to the standard package. As mentioned last month, we will be confirming any changes that have been made to electrical, plumbing or framing in order to identify any final costs associated with those upgrades.

Dear Future Residents,

Welcome to your latest update for 139 Tuxedo. I am please to inform you that the 5th floor stairwells are now 100% complete. All foundation work has been completed. The elevator shafts are now complete. Permanent hydro is up and running. With all of the prep work now complete, we have begun erecting the steel superstructure. This process should take approximately three months, during which time we will be installing all windows and glazing. Electric and plumbing will be underway shortly.

We would like to thank everyone who has successfully signed off on the selections of your finishing materials. It was a long journey for many, but we appreciate your efforts in completing your part for the end of May. For the few who still have items outstanding, Karma is working diligently with the suppliers to provide the information you require as soon as possible so that you can finalize your selections. For those who have not contacted Michelle or our suppliers thus far, your unit will be provided with the finishing materials found in our presentation centre.

We will begin contacting each of you next week to setup your final review meeting. We will begin with the 2nd floor and continue meetings with the 3rd, 4th and PH floors respectively. This meeting will be going over every selection made with each supplier to mitigate the risk of any errors. As well we will be confirming any changes that have been made to electrical, plumbing or framing in order to identify any final costs associated with those upgrades.

Dear Future Residents,

Welcome to your latest update for 139 Tuxedo. The cold is finally behind us and summer weather is here with all hands on deck. The remaining stairwells and elevator shafts are now up to the 4thfloor and we expect completion by month end. All prep work for the floors has begun in the stairwells. The placement of support columns in the parkade is currently underway and will be completed by May 18th. Upon completion, we will commence erecting the larger steel structural components. All plumbing in the parkade is now 100% complete. Permanent hydro will be in place by month end. Due to the dry and warm weather conditions, we were able to make substantial progress this month. If the weather continues, we hope to make up for any lost time.

All finishing selections, changes and upgrades need to be chosen by May 31st, 2018. Immediately afterwards Adam will be scheduling appointments to meet of each of you in order to go over all of your selections and changes. This review is to ensure nothing is overlooked. If you do not sign off by our May 31st deadline, we will have no choice but to revert back your selections to our standard package, which was displayed in our presentation centre.

There are still a few units who have not finalized their colour selections with Michelle. If you have not done so by May 31st, the colours scheme in our presentation centre will be selected for you.

139 Tuxedo Update

Dear Future Residents,

Welcome to your latest update for 139 Tuxedo. By now, we were all hoping for winter to end but it looks like we may have to wait until next summer. All kidding aside, the cold weather has slowed our schedule down approximately 20%, however all hands are on deck working diligently. The foundation is 100% complete and we are very happy with the quality of work. Our north stairwell is 100% complete. The first floor elevators and both staircases are complete with the 2nd floor scheduled for a concrete pour this week. The sewer, water and storm water connections, both on and off site, are 100% complete. We are currently working on the disassembly, clean up and removal of foundation forms, making room for the erection of the steel superstructure (April 4th). Ongoing work includes surveying, scaffolding setup, permanent hydro and the temporary gravel road. All final building permits have been awarded to us by the City of Winnipeg. Throughout the summer we will see substantial completion of our project. Our goal is to have all exterior work completed prior to winter 2018, allowing our trades to work indoors while installing all interior finishings. At this stage we are projecting a late spring / early summer 2019 possession. However, weather permitting, we will be able to make up some time.

Dear Future Residents,

Welcome to your latest update for 139 Tuxedo. The last 8 weeks have been challenging due to the extreme cold weather and high winds. However our trade’s people have been doing their best to complete the exterior foundation and concrete work. The north stairs are 75% complete and the south staircase is currently being formed for a concrete pour scheduled on Feb 8th. The first floor elevator shafts are complete. Balconies, stairs and steel web floor joists are all currently being constructed offsite. Gravel is currently being distributed to begin construction on the parkade.

Some individuals have still not finalized their suite modifications. To prevent any possible possession date delays, please ensure this is completed in a timely manner.

It has come to our attention that some future residents are interested in installing a central vacuum system in their unit. This needs to be completed prior to our drywall phase of construction. Our exclusive supplier is Vacuflo Manitoba. The majority of the products and services they offer have a lifetime guarantee and you will find Alan Gray (the owner) a wealth of knowledge and a pleasure to work with. Dear Future Residents,

Welcome to your latest update for 139 Tuxedo. We are please to inform you that our crane has been erected and is ready for operation. Some of you with friends or family who attend the JCC may have noticed the crane shifting positions quite regularly. This is normal, as it needs to change directions in accordance with the wind, similar to an anchored sailboat. All hands are diligently working on completing the remaining foundation contribution. As the weather becomes colder, it is necessary to take extra steps for concrete curing (wrap concrete forms in tarps, add glycol and heat for several hours until cured). We are continuing to work on the elevator and stairwell shafts.

For those of you who are interested in making countertop and/or kitchen sink changes, outside of our standard selections, follow the proceeding instructions.

Meet with Michelle Chisick from Interior Illusions to view all of our standard selections of countertops. For those looking to view more options, Michelle has many samples outside of our standard selections to choose from. Michelle will direct you to Louise at Stone N’ Counter for pricing of materials outside of our standard finishing options.

For those of you that are changing the dimensions of the kitchen or bathroom cabinetry, it is necessary to get new FINALIZED drawings from Dean at Imperial before Stone N’ Counters will be able to provide you with any pricing. This is because the pricing will be dependant on size and shape of the countertops.

Please allow a minimum of 4 business days for a response from Stone N’ Counters.

There will be no construction from December 21st to December 27th due to holiday break.

Dear Future Residents,

Welcome to your latest update for 139 Tuxedo. We are pleased to announce despite a very hectic month (Marc Kipnes becoming a grandfather and myself getting married) we accomplished a great deal on-site. We have been working diligently on completing the perimeter foundation. Currently we are 60% complete and anticipate full completion by the 2nd week of November. The elevator and stairwell shafts have started and will take approximately 45 days to complete. The tower crane concrete pads are finished and the crane should be on site by month end. Off-site sewer and water is complete. On-site sewer and water is currently 30% finished and is scheduled for completion by the end of November. We are hoping to start the superstructure contribution by the 4th week of November.

According to our records 11 purchasers have not yet contacted Michelle at Interior Illusions to begin their colour selection process. You can reach Michelle via phone (204-925-4162) or email at michellec@interiorillusions.ca. As mentioned in previous updates, the deadline for all selections and changes is December 31st, 2017. For those who do not complete this process by the deadline, colours will be selected on your behalf, which will replicate what was seen in the presentation centre. I recommend going to Michelle first before visiting our suppliers. Michelle will provide you with a list of our designated contacts at each supplier. You will be able to make a personal appointment with their staff that has specific knowledge to 139 Tuxedo.

Those who are interested in enclosing your balcony please contact us at your earliest convenience as we are trying to get an idea of the number of interested parties. Keep in mind our initial quotes are coming in between $40,000-$60,000 per enclosure.

Many of you inquired about technological customizations to your unit. SI Alarms will be available to meet with you on a one-on-one basis to discuss any low voltage solutions you may want installed during the construction process and finished before and during possession.  There services extend from custom layout and design of:

  • Surround sound
  • Lighting automation
  • Home entertainment including TV placement and setup
  • Home Automation
  • HVAC Controls

Welcome to your latest update for 139 Tuxedo

I am happy to announce that the constant pounding of piles is over! September was a very productive month seeing the completion of over 365 piles being installed. The foundation work is currently underway with 20% poured and we anticipate it will be 50% complete by the end of the month. Upon completion, plumbing and electrical work will begin. By October 14th the 2nd phase of our sewer and water contribution will commence. On or around October 7th our elevator shaft will start to be installed. We anticipate 20% will be complete by month end. We currently have 17 skilled trade workers onsite working 10- hour shifts. Upon completion of the foundation, the number of trade people will rise to approximately 40. Although the rainfall in September was greater then usual, we have held course with minimal delays.

I know many of you are well underway in your unit customizations and colour selections, as well some of you have completed and signed off on your selections and changes. However, for those of you that have yet to begin, I strongly recommend contacting Michelle Chisick at Interior Illusions as soon as possible. As more of you are making appointments, her schedule will be filling up. For those of you who are making significant changes such as structural, electrical, plumbing, we encourage you to meet with Michelle first and she will be able to direct you to our architect Yaron Walter as a new drawing may be require. As a reminder, the deadline for all changes and colour selections is December 31st, 2017. Any unit that is not signed off by the deadline will default to the colour selections seen in our presentation center. 139 Tuxedo Update

Welcome to your latest update for 139 Tuxedo

As I’m sure many of you have seen (or for those of you who live in the area, have heard) we have completed 75% of the piling contribution. Bituminex is currently working on the underground services that tie in under Tuxedo Blvd and Doncaster. That portion of the sewer and water work will be completed by Wednesday September 6th. Our foundation work has begun and should be completed by mid-October. Shortly followed by the erection of our steel super-structure. Thus far we are on schedule and have encountered minimal delays.

We know many of you have been waiting patiently to choose your finishing materials and unit customizations and the time has finally arrived! This stage in our project is extremely important as it could lead to uncessacary complications. As such, we ask that you follow the procedure laid out below and to contact the appropriate representatives from each trade.

Your first step is to make an appointment with Michelle Chisick from Interior Illusions (contact information below). Michelle is equipped with all standard finishing materials and colour selections. We have supplied Interior Illusions with additional complimentary options, some of which were not displayed at our presentations centre. She will take you step-by-step through each room enabling you to customize your unit to your liking. In the event one of our many standard options is not satisfactory, you next step is to contact the trade directly. Michelle will have a list of all trades and their appropriate contacts designated for 139 Tuxedo clients. All upgrades/changes MUST be coordinated through the appropriate representative as these representatives have a unique understanding of our project and are equipped with all pertinent floorplans. They will have the necessary information to assist you in choosing finishing materials that are outside of our standard scope.

There will be a single $500.00 administration fee for any changes which are outside of our standard finishing material options. There will be an additional single $500.00 fee for any electrical, plumbing, mechanical, etc.… or any change which requires a new architectural rendering. Remember this is only necessary in the event significant floor plan changes are desired. There is no charge of your initial consultation with Michelle at Interior Illusions.

Based on the timeline of our project, it is imperative that all customization information is selected, submitted and signed off by December 31st, 2017. In the event selections are not received and signed off by December 31st, 2017, all colour and finishing materials will be chosen on your behalf and will reflect the standard options displayed in our presentation centre.

Once again, your first step is to make an appointment with Michelle Chisick from Interior Illusions. She will have all essential information required for your finishing material selection.
